Calculation Steps

Room dimensions: 10 × 12 ft= 144" × 120"
Tiles per row: 144" ÷ 12.25"= 12 tiles
Tiles per column: 120" ÷ 12.25"= 10 tiles
Base tiles: 12 × 10= 120 tiles
With 10% waste: 120 × 1.10= 132 tiles

How to Use the Tile Layout Calculator

  1. Measure your room — Get the length and width. For irregular rooms, calculate the largest rectangular area.
  2. Choose your tile size — Select from common sizes or enter custom dimensions.
  3. Pick a layout pattern — Straight is easiest, diagonal adds 15% waste, herringbone needs 20% extra.
  4. Select starting point — Center is recommended for balanced cuts. Corner works if you want full tiles along one wall.
  5. Review the layout — Check cut tile sizes. If any edge cut is less than 2 inches, consider adjusting your starting point.

How We Calculate

Tiles = (Room Width ÷ Tile Width) × (Room Length ÷ Tile Height)

Example Calculation:

  • • Room: 10 ft × 12 ft = 120" × 144"
  • • Tile: 12" × 12" with 1/4" joint = 12.25" spacing
  • • Tiles per row: 120" ÷ 12.25" = 10 tiles
  • • Tiles per column: 144" ÷ 12.25" = 12 tiles
  • • Total: 10 × 12 = 120 tiles
  • • With 10% waste: 120 × 1.1 = 132 tiles
